Before your property is listed, I will perform an comprehensive analysis of your property, looking for listing dollars – all those features and amenities that will make buyers stop in their tracks and take notice. The more Listing Dollar Features your home has, the more it will sell for. I will make sure all your Listing Dollar Features are highlighted in photos, in a Features List, and with Special Feature Cards in the home.
The National Association of REALTORS® indicates that properties usually sell quicker and for more money when staged. When doing my Listing Dollars Analysis, I will also review your property to see if it will benefit from staging. Staging might include decluttering, moving a few pieces of furniture around, or even virtual staging when warranted. I have great staging partners that can step in if we decide this route is best for the seller.
Buyers decide to look at your home in-person based on the photos they see online. My professional photographer includes HD photos with twilight and drone photos included when warranted.
Buyers also like to understand how your home flows and when warranted, I will include a Video Tour so buyers can get a sneak peek from the comfort of their own home.

Today’s buyer is most likely going to come across your home online first, so I make sure that it can easily be found! Popular search sites, local brokerage sites, my brokerage site, my website, and more will all include your home’s listing – dozens of sites in all! I also market homes using Facebook, Instagram, and YouTube.
If needed, I will negotiate on your behalf, pointing out the strengths of your offer to the seller, working with you to see where you are willing to yield, and approach negotiations with a win-win attitude.
