Beginning your home search can be an overwhelming and daunting task. Because of that, I make sure that you, and all other potential buyers, understand each of the steps that we take to make the process as easy and painless as possible. By the end of your search, with my support and guidance, you will live happily ever after in your new, dream home.
New to the Area?
If you are relocating to San Benito County, I can show you the different neighborhoods and areas so you can get a feel for your options. Our county has many different types of communities and housing options, so it pays to get to know the area before buying.
Wants and Needs
Do you need a single-story home with a fenced yard? A three-bedroom home, preferably new? A small, efficient home on acreage? Whatever you are looking for, I will strategize with you to find you the perfect home.
Securing a Mortgage
If you have had a recent job change or are just moving to the area, having a lender who understands how to work with these challenges is important. So is getting pre-approved before we ramp up our home search. With a great local lender at your side, this process isn’t intimidating. I have relationships with great local partners to help streamline this process.
As we are searching for homes, I will point out the pros and cons of each property that you may not be aware of. For example, there are regulations to do with water access and other environmental issues that you will want to know as a buyer. I will be on the lookout!
Making an Offer
Once we find a home that is the right fit, I will work with you to structure the offer, educate you on market conditions and what to expect so your offer is competitive and will get the attention of the seller. I will also provide you with local comparable sold properties so you can see what other homes have recently sold for to assure that the price you offer is in line with the market.
If needed, I will negotiate on your behalf, pointing out the strengths of your offer to the seller, working with you to see where you are willing to yield, and approach negotiations with a win-win attitude.
Inspection and Appraisal
Inspections and appraisals are two important steps in the home -buying process, and they can be a bit nerve-wracking. I have great inspectors I can refer you to. In terms of the appraisal, you will have already chosen a good lender and they will appoint the appraiser. The appraiser works on your behalf (and the bank’s) to make sure the price you are paying is in line with the market.
Pending to Close
Once your offer is approved and contingencies met, I will work with you on all the steps of the process between contract and closing. Depending on the timeline, I may be talking to you several times a day or once every few days. Rest assured that my team and I are looking out for you every step of the way!
